Licensed Florida real estate brokerage
What affects which comparable sales an agent selects for my property?
A straight answer from a licensed Florida real estate brokerage — then what you can check yourself and when to bring in a licensed professional. Free consultation: (888) 440-3766.

An agent selects comparable sales that a buyer would realistically weigh against your home: the same property type, in a similar location, with similar size, age, construction and condition, and that closed recently. The closer a sale matches on those points, the more weight it carries.
The nuance is that no sale matches perfectly. The agent then adjusts for differences such as updates, roof age, flood zone or association factors, and also reviews active and pending listings to see the competition. Closed sales show what buyers actually paid; listings show what they can choose from today.
Why Florida comps take more judgment
Florida's housing stock is a wide mix: concrete block and stucco single-family homes, a very large condominium inventory, townhomes, villas, manufactured homes and 55+ communities. Construction ranges from mid-century and 1970s–1980s buildings to 1990s–2000s master-planned HOA development and newer post-2002 Florida Building Code homes. A newer code-built home and an older one on the same street may not be good comparisons for each other, because insurance and wind-resistance characteristics can differ.
Location is also more than a street name. Flood zone designation and elevation, roof age and condition, and documented wind-mitigation features can change buyer demand and insurance cost, so an agent may favor comps with a similar profile. For condominiums, association fees, reserve funding, special assessments, milestone inspection findings and structural integrity reserve study (SIRS) results can move a unit away from otherwise similar units in a different building.
Timing matters too. Valuation requests tend to cluster in late winter and spring and again after TRIM notices and tax bills arrive. Market conditions change, so recent sales generally carry more weight than older ones. Keep in mind that assessed value for tax purposes, which homestead and Save Our Homes caps can hold well below market value, is not a comparable sale price.
What you can check yourself
Property record
Look up your home on the county property appraiser's site and confirm the recorded size, year built and property type. Errors there can send an agent toward the wrong comps.
Flood zone
Check your FEMA flood zone designation. Comps in a different zone may not be a fair match, and a lender generally requires flood insurance in a Special Flood Hazard Area.
Roof, insurance and mitigation records
Gather your roof age, any four-point inspection and your wind mitigation form (OIR-B1-1802). Documented features can help show how your home differs from nearby sales.
Condo documents
If you own a condo, ask the association for its budget, milestone inspection and SIRS reports, and any planned special assessments. Verify the details with the association.
Recent listings
Browse active and pending listings near you to see the competition. Treat asking prices as context, not as proof of value.
When to bring in a licensed professional
A self-check gets you the facts, but choosing and adjusting comps is a judgment call. It gets harder when your home is unusual, recent sales are few or mixed, you have renovations that are hard to compare, or your condo building faces pending assessments or inspection findings. A licensed real-estate professional can weigh those points consistently.
If you need a figure for a loan or a legal matter, that requires a formal appraisal by a state-licensed or certified appraiser, not a comparative market analysis. For tax or contract questions, check with the county property appraiser or a Florida real-estate attorney; we are a brokerage, not a law firm. To start, call us at (888) 440-3766 or send the form on the page. Premier Real Estate Group Inc or a licensed agent we refer you to will contact you by phone or email.

What a licensed real-estate professional will do
- Choose and explain the compsWe select recent comparable sales, tell you why each was included, and explain why other nearby sales were set aside.
- Adjust for condition and updatesDifferences in condition, updates, roof age, flood exposure and association factors are weighed rather than ignored.
- Review active and pending listingsWe look at what is on the market and under contract to show how buyers can compare your home with other options.
- Deliver a written opinion of valueThe free comparative market analysis is prepared by a licensee. It is an opinion of value, not an appraisal and never an automated number, and it comes with no obligation.
Related questions
- Is a comparative market analysis the same as an appraisal?
- No. A licensed Florida broker or sales associate may prepare a comparative market analysis in the ordinary course of business. A formal appraisal for lending or legal purposes must be done by a state-licensed or certified appraiser.
- Why isn't my neighbor's sale used as a comp?
- A nearby sale may differ in condition, size, flood zone, roof age or sale conditions, or it may be too old to reflect today's market. An agent can explain why a sale was included or left out.
- Does my assessed value from the property appraiser count as a comp?
- Not as a sale price. Assessed value can differ sharply from market value because of homestead and Save Our Homes caps, and a buyer's taxes may reset after a sale. Verify your assessment details with the county property appraiser.
- Does a free comparative market analysis obligate me to list?
- No. Our consultation and analysis are free and carry no obligation. A listing agreement, brokerage relationship disclosure and seller disclosures would only follow if you decide to list.
