How we help
Renting in Florida usually means an application, screening by the landlord or property manager, and — in condos and many HOA communities — an association approval as well. Starting early and having your documents ready makes it smoother. Tell us your move-in date and budget to get started.
- Rentals matched to your move-in date, budget, bedrooms and commute.
- Showings in person or by video, including when you're moving from out of state.
- Help with applications and the documents landlords usually ask for.
- Association approval steps explained for condos and communities that require them.
- Lease terms reviewed in plain words: deposit, length, renewal, pets and repairs.
- A move-in checklist so the condition of the home is documented on day one.
Before you sign a Florida lease
Read the whole lease, including who handles repairs, how renewal works and any association rules you'll be bound by. Florida law sets rules for how a landlord holds a security deposit and returns it after you move out.
Ask about the property's flood history, and whether the landlord requires renters insurance.
Renting questions, answered
- How far ahead should I start looking?
- Usually a month or two before your move-in date. If the home is in a condo or HOA community that approves tenants, allow extra time for that step.
- What do landlords usually ask for?
- An application, identification, proof of income and permission to run a screening. Requirements vary by landlord; the same criteria should apply to every applicant.
- What is association approval?
- Many condominium and HOA communities review new tenants before move-in under their own rules and timelines. It's a separate step from the landlord's approval.
- Can I rent before I've seen the place in person?
- Video showings help when you're moving from far away. If you can, see the home or send someone you trust before you sign.
