Mortgage Payment Calculator (PITI + HOA)
See the whole monthly payment on a Florida home — principal, interest, property tax, insurance, HOA and PMI — plus total interest, the payoff date and a year-by-year amortization table, from your own numbers.
Your monthly payment
Enter a home price and a down payment under the price to see the payment.
An estimate from your own numbers — not financial, tax or legal advice. Rates, premiums and taxes are the ones you enter; the lender's Loan Estimate is the figure that counts. Talk to a licensed agent and a lender before you decide.
How it's calculated
- Principal & interest: the standard fixed-rate formula on the loan (price minus down payment) at your rate and term.
- Taxes: the price × your tax rate ÷ 12. Insurance: your yearly premium ÷ 12. HOA: as entered.
- PMI: when the down payment is under 20%, the loan × your PMI rate ÷ 12, charged until the balance reaches 80% of the price.
- Amortization:each month's interest is the balance × the monthly rate; the rest of the payment, plus any extra, reduces the balance. The table rolls the months up by year.
Florida notes
- Property tax rates vary by county and by city, school and special districts within it. The county property appraiser publishes the millage; a homestead exemption lowers the taxable value of a primary residence, and the Save Our Homes cap limits later increases to 3% a year.
- Insurance is often the largest surprise: wind coverage, roof age and flood zone all matter, and lenders require flood insurance in some zones. Get a quote before you make an offer.
- Closing taxes on a new mortgage — doc stamps on the note and the intangible tax — are separate from the payment. See the closing tax calculator.
An estimate from your own numbers, not financial, tax or legal advice. The site does not quote rates or predict taxes and premiums. Talk to a licensed agent and a lender.

Mortgage payment questions
- What is PITI?
- Principal, interest, taxes and insurance — the four parts of most mortgage payments. The lender collects the taxes and insurance in escrow and pays the bills for you. HOA or condo fees are paid separately to the association, but a lender counts them when qualifying you, so this calculator adds them.
- When does PMI apply and when does it stop?
- Private mortgage insurance is usually required on a conventional loan when the down payment is under 20%. Under the federal Homeowners Protection Act you can ask the servicer to cancel it once the balance reaches 80% of the original value, and it must end automatically at 78% if you are current. This calculator assumes it stops at 80%. FHA loans have their own mortgage insurance with different rules.
- Why does the property tax look different from the seller's bill?
- After a sale the county reassesses the home at close to the purchase price, and the previous owner's homestead exemption and Save Our Homes cap do not carry over. Budget from the price and your county's rate, then apply for your own homestead exemption once you move in.
- How much do extra payments help?
- Any extra amount goes straight to the balance, so less interest accrues from then on. Enter an extra monthly amount and the results show how many years sooner the loan is paid off and how much interest that avoids. Check that your loan has no prepayment penalty.
- Is this the payment the lender will quote?
- The lender's Loan Estimate is the figure that counts. It uses the exact rate, escrow amounts and fees for your loan, and may differ from this estimate.
