How it's calculated
- Deed doc stamps (s. 201.02, F.S.): $0.70 per $100 of the price. In Miami-Dade County, $0.60 per $100, plus a $0.45 per $100 surtax when the property is not a single-family residence.
- Note doc stamps (s. 201.08, F.S.): $0.35 per $100 of the amount financed.
- Intangible tax (s. 199.133, F.S.): 0.2% (2 mills) of the mortgage amount.
- Doc stamps are charged on each $100 or part of $100, so the price and loan are rounded up to the next $100.

- What is documentary stamp tax?
- A Florida tax on documents that transfer real estate or secure a loan. On a sale it is charged on the deed, based on the price; on a new mortgage it is also charged on the promissory note, based on the amount financed.
- Why is Miami-Dade different?
- Miami-Dade County's deed rate is $0.60 per $100 instead of $0.70, and it adds a $0.45 per $100 surtax when the property is not a single-family residence.
- Who pays these taxes — the buyer or the seller?
- The purchase contract decides that, and it is negotiable. Read the closing-cost section of your contract and ask your agent or closing agent before you sign.
- Why does a cash purchase show fewer lines?
- The note stamps and the intangible tax apply only to a new mortgage. With no mortgage, only the deed tax applies.
