Before you make an offer in Florida

Get insurance quotes early. Roof age, wind-mitigation features and the flood zone can change the premium, and lenders require flood insurance for many homes in high-risk flood zones. For condominiums, ask for the association's budget and reserves, and the milestone inspection and structural integrity reserve study records where the building is required to have them.

If the home will be your permanent residence, ask the county property appraiser about the homestead exemption after you close.

Buying questions, answered

Should I get pre-approved first?
Yes, if you're financing. A pre-approval tells you what you can borrow and shows sellers you're ready, which matters when there are several offers.
Do I sign an agreement with a buyer's agent?
In most cases you'll be asked to sign a written buyer agreement before touring homes. It sets out what the agent will do and how they are paid. Read it, ask questions, and know that compensation is negotiable.
What is a four-point inspection?
An insurance inspection of the roof, electrical, plumbing and heating and air-conditioning, often requested on older homes. It is not a full home inspection; most buyers get both.
How long does closing take?
It depends on financing, inspections, the appraisal and any association approval. Your contract sets the closing date, and you'll know each deadline along the way.
