- Do you work with out-of-state investors?

- What about a 1031 exchange?
- Exchanges have strict IRS timelines and must be set up with a qualified intermediary before you sell. The real-estate side is coordinated here; your tax adviser and intermediary handle the exchange.
- Do condo buildings have special risks?
- Condo buildings three stories or taller must complete milestone inspections and structural integrity reserve studies, which can lead to special assessments. Ask for those records before you buy.
