The biggest drivers are the roof's age and condition, the home's documented wind-resistant features, its construction and age, and the results of the four-point inspection. Location, the coverage terms you choose and the insurer's own underwriting rules also move the number.
Roof age and condition are frequently the deciding factor in whether an insurer offers coverage at all, so the roof is the first thing to look at on an older home. We don't quote premiums. The actual cost comes from an insurance agent's quotes on the specific property.
Why it comes up in Florida
Florida's hurricane and tropical storm exposure means insurers look closely at how a house will hold up in high wind. Older homes, including mid-century and 1970s–1980s construction, often differ from newer post-2002 Florida Building Code homes in wind-resistance characteristics. Insurers weigh that difference when they decide whether to offer coverage and on what terms.
Insurers commonly ask for a four-point inspection (roof, electrical, plumbing, HVAC) on older homes. A wind mitigation inspection can support premium credits for documented features such as roof-to-wall connections and impact-rated openings (s. 627.0629, F.S.). A licensed inspector completes the uniform mitigation form OIR-B1-1802. Credits and amounts vary by insurer.
Wind is not the only exposure. Flood damage is generally excluded from standard homeowners policies and needs separate flood coverage, so ask about it when you ask about wind. If coverage is hard to find, Citizens Property Insurance Corporation and the Florida Office of Insurance Regulation are the places to ask about market-of-last-resort questions.
What you can check yourself
Ask for the roof's age and records
Ask the seller for the roof's installation date, permits and repair history. Compare that with what your insurance agent says their carriers will accept.
Request any existing wind mitigation report
A prior form OIR-B1-1802 or four-point report from the seller can show which features are already documented. Insurers may want a current one, so confirm what they will accept.
Get quotes before your inspection period ends
Have an insurance agent quote the specific address while you can still cancel under the contract's inspection terms. Insurability is easier to resolve before closing than after.
Check the flood zone
Look up the property on FEMA flood maps and read the seller's flood disclosure (s. 689.302, F.S.). A lender generally requires flood insurance in a Special Flood Hazard Area, and homes outside one can still flood.
Read condo documents if it's a condo
For older condo buildings, ask for the association's milestone inspection and structural integrity reserve study reports. Ask what the association's master policy covers and what you would insure yourself.
When to bring in a licensed professional
Call a licensed insurance agent for quotes, and a licensed inspector for the four-point and wind mitigation reports. If the roof is near the end of its life or an insurer declines the home, bring in a licensed real-estate professional before the inspection period runs out. The price, repair requests or a cancellation right may need to be negotiated.

Related questions
- Does a wind mitigation inspection lower my premium?
- It can support premium credits for documented features, but the credit depends on the insurer and the features found. A licensed inspector completes the uniform form, and your insurance agent can tell you how a carrier applies it.
- Can an insurer refuse to cover an older home?
- Yes. Roof age and condition are frequently the deciding factor in whether coverage is offered at all. If you are declined, ask your agent about other carriers, and ask Citizens Property Insurance Corporation and the Florida Office of Insurance Regulation about last-resort options.
- Does homeowners insurance cover flood damage?
- Flood damage is generally excluded from standard homeowners policies. It requires separate flood coverage, through the NFIP or a private insurer, and your lender may require it in a Special Flood Hazard Area.
- Should I get insurance quotes before I make an offer?
- It helps, and at minimum you should have them before the inspection period ends. Quotes depend on the specific property, so your agent will need the address and ideally the roof details.
